Can you believe the holidays are right around the corner? It's been a busy week, including a happy settlement in Center City for some wonderful clients!
Now that the costumes are packed away, this weekend in Delaware County is all about food trucks, makers markets and getting a jump on holiday shopping. Below are my picks, from the Swarthmore Makers Market to a Food Truck Frenzy at Linvilla in Media and a Glen Mills food festival you won't want to miss.
Rates eased again! The average 30-year fixed mortgage rate fell to 7.24% in the week of Oct. 29, down from 7.32% the week before, according to Freddie Mac. A year ago it was 6.17%.
Buyers have more to choose from, too. In the Philadelphia-Camden-Wilmington metro, active listings were up 19.7% from a year ago in October, the median list price was $375,000 (down 1.3%), and 20% of listings had a price cut, according to Realtor.com's October Housing Report.
What does that mean here in Delco? More choices and more room to negotiate for buyers. For sellers, pricing it right and preparing your home well matter more than ever. If you're wondering what this means for your home, reach out and I'll walk you through it!

Real estate news: The U.S. Housing Market Just Flashed a Major Warning Sign (Fast Company). Homes under contract fell 10.5% from a year ago in October, the steepest drop since late 2023, and one in five listings had a price cut. For buyers here in Delco, that adds up to more leverage; for sellers, it's a reminder that pricing and presentation matter.
Home tip: 7 Ways to Make Your Home Thanksgiving-Ready (Homes & Gardens). Skip the whole-house deep clean, focus on the rooms guests will see, clear the entryway for coats and shoes, and set up a cleanup zone in the kitchen. These are the same habits that make a home show beautifully, so if you're thinking about listing in the spring, hosting season is great practice!

603 Harvard Ave, Swarthmore: Bespoke, down to the last detail. Some homes are renovated. This one was reimagined. When The Arters Collective acquired 603 Harvard Avenue, they inherited a property that time and years of neglect had left overgrown and forgotten. What they created is a true bespoke residence, where every finish, sightline and material was chosen on purpose.
You know I am here for you to answer questions, address concerns and help you prepare your home when you are ready to make that move! Let's sell your home on YOUR terms.
